The person who turns up has been through the same checks as anybody selling a house here.
Why we exist
You cannot tell, from an advert, whether any of it is true.
The photographs might be three years old. The price might be a number invented to make the phone ring. The flat might already be sold. The contractor’s glowing reviews might be his cousin’s.
Nobody checks, because checking costs money and adverts are free. So the buyer ends up doing it — with weekends, petrol, and a lawyer they found online.
We think that work should happen once, properly, before anything is advertised.
What we check
Five checks. You always see how far one has got.
You can order a check. You cannot order what it finds. Every badge records the person who did the work and the day they did it.
A legal opinion is ordered when somebody wants one, usually a buyer before they commit. It is not run on everything, and its absence is not a warning.
